Larry Armstrong. Mr. MeDaniel died June 29. 1991, at Cioshcn County Memorial Nursing Home. He was born March 5.

1 898. to William E. and Gertrude F. (Austin) MeDaniel in Missouri. When he was two, the family moved to the Whitcomb Ranch near Chugwater and later to the Hat Ranch near Wheatland.

They moved to Torrington in 1908 when his father purchased the Dray Line and Bulk Station for the Continental Oil Company. After his father died in an accident. Mr. MeDaniel ran the business for a while. On Dee.

22. 1920. he married Maud A. Bright at her parent's farm near London Flats. The McDaniels farmed near Yoder and on London Flats until The Depression forced them to move to Torrington in 1936.

Another possible concern is whether the mortgage allows the indebtness to be assumed at all and, if so, under what terms. Some mortgages contain an "acceleration clause" or a "due on sale" clause. Either of these provisions makes it possible for a lender to force full payment of the loan if the property is sold. For example, if the mortgage clearly states that the loan is not assumable, and it is sold to a buyer who assumes responsibility, the lender may "accelerate" payment of the entire remaining balance on the loan as protection. The "due on sale" clause also states that the entire balance becomes due if the property is sold under certain conditions.

Although a loan assumption is a viable method to buy or sell a home without the need for new financing, ask the lender for clarification before agreeing to do so. and Betty Jo llertler of Veteran; two sons. Ward E. MeDaniel of Pella. Iowa, and Robert MeDaniel of Boulder. 10 grandchildren and 15 great-children.

He was preceded in death by his wife, who died in 1984. and by two sisters and two brothers. Burial will be in the Valley View Cemetery. A memorial has been established by the First Wyoming United Presbyterian Church. Friends may call at the Colyer Funeral Home from I to 5 p.m.

When an assumption takes place, buyers agree to assume and pay the sellers' financial obligations under the existing mortgage.
